Free Map of multiple listing service areas.
Free Daily E-Mail Update Of All Suitable Properties. A custom list of all properties matching your search criteria will be e-mailed to you with full details including property and aerial photos and video.
Buyer/Broker Agreement. I offer an optional revocable agreement explaining how we will work together and who pays the commission.
Home Tours. Most homes for sale have lockboxes and I have the key. By appointment with me, I will show you inside any property.
Free Comparative Market Analysis (CMA). To help you make a reasonable offer, I will prepare a report showing recent sold comps.
Write Your Offer. I will prepare a detailed, 12-page California Association of Realtors purchase contract for you with all contingencies you desire.
Free One-Year Home Warranty Policy. If the seller will not pay, I will pay for a policy covering major systems of the property during your first year of ownership. You pay a small, flat service fee for repairs or replacement of covered items.
Negotiations. My 40 years of experience will benefit you in negotiations over the offer, counter-offers, disclosures, and repair requests.

Disclosures. I will assist you in understanding and signing all required disclosures. These voluminous forms make up the bulk of your file.
Contractor Referrals. I will refer you to trusted, reliable contractors to conduct inspections or give estimates.
Inspections. I will accompany you for any and all inspections, and personally conduct my own visual inspection.
Repair Requests. I will prepare, present, and negotiate any repair requests you may have based on your inspection of the property.
Preliminary Title Report. Your title insurance company will issue this report showing a plot map, zoning, and a record of all recorded liens.
Demographics. I have current U.S. Census information on any neighborhood on my website.
School Information and test scores on all properties is on my website.
Escrow Coordination. When your property sells, I will be the “captain of your team” of professionals to assist in the closing process. I will be there for you until closing.
Communication. I am easily accessible by phone, cell, text or email, and fax. I return all calls the same day. At close of escrow, I will give you a CD containing a copy of all documents in your transaction.
