Free Consultation. I’ll tour your home, answer questions, clarify your goal & we can interview each other to see if we want to work together.

Comparative Market Analysis. I’ll prepare a detailed Comparative Market Analysis of value of your property to assist in setting a list price.

MLS. I will publish your property in the 35,000-agent SoCal Regional MLS offering ½ the commission to a buyer’s agent if they procure the buyer.

Pictures & Video. I will take up to 54 carefully composed HD pictures plus video of your property to display online.

Internet. Your home will be published on, & 86 websites including Google, Facebook, Instagram, Zillow, & Trulia.

Interactive Sign. Buyers can scan a QR code with their phone & instantly get home details, pictures & video WHILE THEY’RE STILL THERE!

Text. Buyers can text me for instant information. With the QR code or text, I capture their contract information, enabling follow-up!

Social Networking. A 2nd sign QR code takes buyers to to view your property, & use site tools & links.

Negotiations. Put my 41+ years’ experience negotiating hundreds of sales on your side! Some buyers try negotiating until the day of closing!

Disclosures. I will assist you in dealing with a surprisingly large number of voluminous required property and Natural Hazards Disclosures.

Digital Copy of Your Whole Transaction. You will receive a digitally signed copy of every signed document for your records.

E-Signatures. Zip Logix Digital Ink enables all parties to digitally sign all documents online electronically. You simply “click to sign.”

Inspections. In addition to my own agent visual inspection, I will refer you to professional inspectors and be there with you for all inspections.

Termite. I will coordinate any agreed upon termite inspections, reports, and work recommended, with the bill going to escrow.

Advertising. I will promote your property to the public, and other agents, via email campaigns, print, flyers, direct mail and electronic ads.

Assist Buyers Lender’s Appraiser. I will meet the appraiser at the property and give them comps to support the sold price.

Lockbox. Using a Supra electronic lockbox, I am immediately notified when an agent opens the box, giving me their name, company & time showed.

Escrow Coordination. Once under contract, I will be the “captain of your team” of pros in coordinating every detail of the closing process.

Communication. I am personally easily accessible via phone, email, or text. No “team” to cope with! I promise to give you regular updates.

Open Houses. At your option, I will host broker’s and public open houses.

Staging, Floor Plans, Digital Virtual Tour. Additional, optional, professional services available.
